Within metal, the spread is wide (national range): steel runs about $12–$16/sq ft, aluminum $12–$18/sq ft, and copper $20–$40/sq ft. Metal roofing is non-combustible and is commonly Class A rated; the rating applies to the tested assembly, so check the product's listing.
Per-sq-ft numbers are per square foot of roof, and roof area is larger than floor area. Multiply floor area by the pitch factor (about 1.05 at a 4/12 pitch, 1.12 at 6/12, 1.20 at 8/12) and add the eaves. A 1,800 sq ft single-story house at 6/12 has about 2,000 sq ft of roof. A building permit is required to reroof more than 100 sq ft on a residential building in the City of Los Angeles, whether it's a recover or a full tear-off.
Many reroofs qualify for Los Angeles Department of Building and Safety (LADBS)'s Express Permit: no plan check, filed online through PermitLA or at a Development Services Center, for Class A or B roof coverings weighing under 6 lb per sq ft installed over existing or new solid sheathing. A reroof in new clay or concrete tile (6 to 12 lb per sq ft) is over that limit, so it goes through regular plan check. A tile lift-and-relay (new underlayment, the same tiles reset) is on LADBS's Express Permit list too, with no cool-roof requirement.
An inspection is required once all existing layers are removed, or before new material goes on for a recover job.

That takes the system offline: a standard asphalt reroof typically runs 2–4 weeks offline, and a tile reroof can take up to 6 weeks offline, though the on-roof construction itself is often only 1–5 working days, with the rest spent on permitting and scheduling.

Installation on a typical asphalt shingle home takes 1 to 3 days. Tile roofs usually take 6 to 12 days and metal roofs 7 to 14 days. With permits, material delivery and inspections, most projects run 2 to 3 weeks from signing to completion.
Material choice moves the number most: tile and metal both cost several times more per sq ft than asphalt shingle. After that, tear-off and disposal, hidden deck repairs found once the old roofing comes off, and code-required items like Class A assemblies in fire hazard zones are the line items that most often push a bid above the sticker range.
