Most of the Westside is in Title 24 Climate Zone 6, the coastal zone that includes Santa Monica and West LA. Culver City is the exception: it's in Climate Zone 8, the same zone as South LA and Inglewood. In zone 6 a steep-slope single-family reroof has no cool-roof requirement; in Culver City the steep-slope rule (zones 4 and 8–15) applies. Under CAL FIRE's updated 2025 maps, Very High Fire Hazard Severity Zone designation runs along both sides of the Santa Monica Mountains and through the Sepulveda Pass, extending into parts of West Hollywood and Santa Monica near the Palisades area. A Class A fire-rated roof assembly is required for construction in these zones. If your property is in one, that's worth confirming directly on CAL FIRE's map before choosing a replacement material.
Following the January 2025 Palisades fire, the City of Los Angeles and LA County put expedited permitting in place for qualifying like-for-like rebuilds, targeting a 30-day plan-check turnaround instead of the usual 8–14 weeks, with permit, plan-check and inspection fees waived for fire-damaged properties. Clay tile roofing from the 1920s–30s Spanish Colonial Revival wave is common on Westside homes, especially in Beverly Hills and the flats around it. The tile itself often outlasts the underlayment beneath it, so a roof that looks original can still be leaking from the inside.
